And while those sites matter, a surprising number of solid opportunities come from something much less technical: conversations. The kind that happen at meetups, lunches, and yes—over bad coffee. Building the right relationships can shortcut your learning curve and open doors you didn’t even know existed.
Where to Start Looking
BiggerPockets has a tax lien subforum that’s pure gold.
Your local REIA probably has a “distressed assets” lunch—go, even if you’re the quiet one in the corner.
Search Facebook for “[your state] Tax Deed Investors” and ask to join the private group.
How to Break the Ice Without Sounding Desperate
Acknowledge where you are honestly. Saying something like, “I’m still new, but I noticed this county redeems faster than the last one I looked at—does that match your experience?” invites conversation without sounding needy. You can also bring something useful—but simple. A printed auction calendar, a short checklist you use before bidding, or even a link to a county FAQ page you’ve found helpful. You’re not positioning yourself as an expert, just as someone prepared.

“What’s your go-to county right now and why?”
“Ever assign a lien mid-redemption? How’d you structure it?”
“Got a quiet-title attorney who won’t charge me $5k?”
People love talking about what works for them. You listen, take notes, and follow up.
The Mentor Ask (That Actually Works)
After you’ve shown up twice, buy the sharpest person in the room a coffee and say: “I’ll do all the grunt work if you’ll look over my next three bids.” Many times, they’ll say yes, because you just made their life easier.
